Before Florham Park planners passed new land use restrictions earlier this year, the developers could have built up to 3 million square feet of office space on the property.

Hilton Hotel Planners also are taking steps to ensure that motorists at the Exxon site will not be able to drive through an adjacent office park to access Ridgedale Avenue, McNulty said.
